The dining area is well equipped with a 6-seater dining table.

KITCHEN/COOKING FACILITIES:
In the kitchen, there is an burner stove, oven, fridge freezer, microwave, kettle, dishwasher & washer.

BATHROOM:
This property has one and a half bathrooms. Shampoo and Shower gel are available on site.

Bathroom 1: Includes a bathtub, shower, toilet and sink

Bathroom 2: Includes a toilet an sink (can be accessed through the utility room outside of property, video instructions available).

PARKING:
There is a garage and can park up to 4 cars as well in the driveway.

Fireplace: Fireplace in the bedroom and kitchen is not usable for guests. There is one in the Sun Room.

*No Parties or Events Allowed - £2000
This property is strictly not suitable for parties. Any breach will result in immediate removal by security with no refund. Your Airbnb deposit may be used to cover associated removal and damages.

*Quiet Hours After 10PM
This is a peaceful residential area. Please respect quiet hours from 10PM onwards.

*No Smoking Indoors: £500 Fine
Strict no-smoking policy inside the property. If smoking is detected, a £500 charge will be applied via Airbnb to cover deep cleaning and damage.

*Noise & Air Monitoring in Place
Loud music, smoking indoors, or any sign of parties will trigger our monitoring systems and lead to instant removal without refund.

*Stays Over 10 Nights
Additional housekeeping is required for an extra fee.

*Online Check-In Required
To confirm your booking, the lead guest must complete our secure check-in form, agree to our T&Cs, and provide a valid UK photo ID or passport.

*Check-In/Out Policy
Early check-in: £20/hour before stated time (if not pre-approved)
Late check-out (after 10AM): £20/hour

*Security Deposit OR Damage Waiver
We require either:
A refundable security deposit of £250, OR
A non-refundable damage waiver of £39

In person greeting by host and hands over the keys to the guests.
