Please note: All king-size beds are zip-and-link beds, meaning they can be configured as either 1 King Bed or 2 Single Beds upon request. Please let us know your preferred setup before your arrival.

Whether you're enjoying your morning coffee, dining outside, or simply unwinding in the fresh air, the garden is the perfect place to relax during your stay.

The dining area is well equipped with a 6-seater dining table, and additional 4 bar stools.

KITCHEN/COOKING FACILITIES:
In the kitchen, there is an stove hob, oven, fridge freezer, microwave, kettle, dishwasher and a toaster.

BATHROOM:
This property has 2 full bathrooms ensuite to 2 bedrooms (includes a shower, toilet and sink).
1 Full bathroom upstairs in the hallway.
There is also a toilet and sink on the ground floor.
Shampoo and Shower gel are available as well.

PARKING:
Parking is on street parking, readily available.

*No Parties or Events Allowed - £2000
This property is strictly not suitable for parties. Any breach will result in immediate removal by security with no refund. Your Airbnb deposit may be used to cover associated removal and damages.

*Quiet Hours After 10PM
This is a peaceful residential area. Please respect quiet hours from 10PM onwards.

*No Smoking Indoors: £500 Fine
Strict no-smoking policy inside the property. If smoking is detected, a £500 charge will be applied via Airbnb to cover deep cleaning and damage.

*Noise & Air Monitoring in Place
Loud music, smoking indoors, or any sign of parties will trigger our monitoring systems and lead to instant removal without refund.

*Stays Over 10 Nights
Additional housekeeping is required for an extra fee.

*Online Check-In Required
To confirm your booking, the lead guest must complete our secure check-in form, agree to our T&Cs, and provide a valid UK photo ID or passport.

*Check-In/Out Policy
Early check-in: £20/hour before stated time (if not pre-approved)
Late check-out (after 10AM): £20/hour

*Security Deposit OR Damage Waiver
We require either:
A refundable security deposit of £250, OR
A non-refundable damage waiver of £39
